EMERGENCY LIGHTING & POWER:
Three emergency generators are located in the premises.

The building generator is a Marathon 765 KW unit powered by a Detroit Diesel engine. There are 17 automatic transfer switches which will detect a loss of power, start the generator and switch over to the emergency power. The building generator powers the following devices: elevators, fire pumps, domestic water pumps, ejector pumps, truck lifts, Class E system, stairway lighting, exit lighting, stairway pressurization fans, tenant lighting and sprinkler booster pumps.

AXA Equitable Life Insurance and Bank of New York own and maintain their own generators to support their critical systems.

AIR CONDITIONING:
Central plant is located in the MER which is located in the subconcourse, two levels below grade. Chilled water for air conditioning is generated be two 3,420 ton York centrifugal chillers directly driven by steam turbines. A smaller 500 ton York chiller has been tied in to the main system for use during low demand situations. Floors are cooled by chiller water pumped to central air handler coils for the interior and perimeter systems.
